What escrow does on a Utah file
- Open the order from the contract and contacts
- Hold earnest money when we are named as escrow
- Work title-commitment requirements: payoffs, releases, HOA and tax figures, IDs
- Balance the loan package when there is a lender
- Prepare the settlement statement and closing documents
- Schedule signing, office or mobile
- Collect signatures and remaining funds

Never send a wire from instructions that arrived only by email. We use CertifID. Covered transactions are protected up to $1 million. Call a number you already have for the office before any wire.
