What title insurance covers
An owner’s policy helps protect the buyer if someone later makes a covered claim against the title. A lender’s policy protects the lender’s security interest for the life of the loan. Title insurance is not a home inspection or a survey unless one is required and read into the file.

- Open the order from the contract and parcel.
- Search through our in-house title plant.
- Examine and write the commitment (requirements and exceptions).
- Clear payoffs, releases, HOA statements, and other requirements.
- Close and record.
- Issue the owner’s policy, lender’s policy, or both.
Owner’s policy vs. lender’s policy
Most financed purchases include a lender’s policy. Buyers should also get an owner’s policy. Ask escrow which policies are on your file.
